✅ Landlord PAT Testing Checklist

Keep your rental properties safe and compliant with this simple checklist.

🔌 Before New Tenancies

  • Arrange PAT testing for all portable electrical appliances you supply.
  • Record test dates, results, and certificates for your records.
  • Replace or repair any failed appliances before tenants move in.

🛠️ During Tenancy

  • Carry out regular PAT testing (at least every 1–2 years).
  • Visually inspect appliances when visiting the property (e.g. frayed cables, burn marks).
  • Keep tenants informed about safe appliance use.

🏠 What to Test

  • Kettles, toasters, and microwaves.
  • Fridges, freezers, washing machines, and tumble dryers.
  • Lamps, heaters, and televisions.
  • Extension leads and multi-plug adapters.
  • Any other portable plug-in appliances you supply.

📑 Record Keeping

  • Keep PAT testing reports and certificates on file.
  • Label appliances with PASS/FAIL stickers.
  • Store records securely for at least 5 years (useful for inspections or insurance claims).

Tip for landlords: Combine PAT testing with your property’s EICR (Electrical Installation Condition Report) to cover both portable appliances and fixed wiring/fixtures.
